Land Development

Mixed-use Urban

Sagewood at Desert Ridge

Location: Phoenix, Arizona

DEA performed preliminary site design and final civil engineering services for this more than 100-acre site, which included an offsite 24-inch waterline, public sewer lift station, and one mile of offsite dual 12-inch sewer force mains that cross SR 101L. The project is located south of SR 101L between SR 51 and Tatum Boulevard. DEA also designed more than 2 miles of onsite sewer, water, and storm drainage facilitates. DEA successfully negotiated early and out of sequence permits, a reduction in onsite stormwater retention requirements, and onsite public sewer and water lines in support of the project. The development includes 1.1 million square feet of village type common areas, a wellness center, a skilled nursing facility, an assisted living center, central plant, subsurface receiving yard, independent living facility, corporate office space, and a research and development facility in cooperation with the Mayo Clinic, along with sublevel connected parking throughout the campus.

DEA was instrumental in negotiating a new master street plan with the City of Phoenix and the Desert Ridge master developer to support the proposed ingress and egress revisions. As the sole engineering consultant, DEA facilitated overall infrastructure improvements with the Arizona Department of Transportation, Arizona State Land Department, and three other private developers to ensure project objectives were met. Final design services included complete sewer, water, grading, drainage, access way, and plaza design for this mixed-use development. DEA also helped facilitate impact fee credits from the City of Phoenix to help offset the infrastructure costs.
