DEA provided civil engineering for all major infrastructure improvements, planning, and subdivision design for this master-planned community. Based on the Specific Plan, and working in a team environment with multiple specialty consultants, DEA created the base sheet documents, boundary mapping, and engineering data. All documents were provided in digital files to team members for ease of use. The site is 788 acres with 2,058 residential units planned and aligned on two arterial roads on- and off-site, which required coordination with two adjacent development projects. Major utility infrastructure included sewer and water facilities that were coordinated with regional Metropolitan Water District transmission facilities, gas and electrical, master drainage facilities, and significant environmental mitigation programming. DEA also prepared and processed a parcel map for 640 acres to assist with obtaining financing and to convey environmentally sensitive areas for habitat preservation. DEA prepared the master tentative tract map to be consistent with the infrastructure improvement phasing and provided preliminary construction cost estimates.
